This is easier said than done because in this industry, 20% of agents sell 80% of the properties.This can partly be attributed to sales skill but in practice it means that the successful group are generally more professional,more knowledgable in respect of the industry and the properties for sale,have experience and a successful local track record.In addition,they are mostly team players who share stock of properties with other agents and/or agencies to better serve the client.
  • Once selected,take the agent into your confidence and share your particular needs, wants and your financial plans and budget so that he/she is sufficiently equipped to start identifying the available properties which could meet your requirements.
  • Armed with your information and properties for sale knowledge the agent will start setting up appointments for you to view the properties.
  • After viewing a number properties you will soon aquire a’feel’ for value and what you like and don’t in particular areas.This “feel” for value together with your agent’s input will enable you to make a decision on the property of your choice.
  • Your agent will guide and advise you in respect of submitting your offer to purchase,Here again,the negotiation process will fall squarely on the shoulders of your agent who will need experience,skill and knowledge to negotiate a win-win transaction.
